CRITICAL STEPS  

One of the most important aspects of remodeling or building a custom home is choosing the right contractor for your project.  Equally important, your builder must be thorough and cover all the required bases so to speak when planning and executing your building project.  It is a lot more than just finding someone who can secure the materials and build the project.  Below are important components of the building process:

Discussing and planning your project

     
It is important to have a good foundation and communication with your builder.  Your builder has to listen to your ideas so that they can plan effectively to ensure the project runs as smooth as possible.  Plans, drawings, budget and building estimates, materials with other purchases, and timetables are usually first on the list.  Your builder, regardless of experience, must also select reputable vendors and sub-contractors to help make the project complete.  We painstakingly screen all of our outside vendors to ensure that they meet the same expectations of ourselves and our client.

Architectural

Plans will be needed in almost all projects which also have to pass county or city inspections and codes.  Unless you have an outside source, we can assist you from start to finish with creating a complete set of plans and drawings with specifications for review by governmental agencies.  We are also experienced with working with outside architects to ensure all codes and changes are met.

Structural Engineering

Whether you are doing a simple remodel or new custom home, structural engineering must be done along with retrofitting to ensure earthquake safety standards are being met according to local building codes.  This is also mandatory on all building remodels and additions.

Title 24

This refers to energy calculations which again must meet state and local building standards.  It is also mandatory on new home construction, additions, or remodels.

Plans and Permitting

Your choice of contractor is key here since his experience and relationship with the county and local agencies are paramount in getting your plans approved for permitting purposes.  Along with your architectural plans and drawing with specifications, they include all of the above engineering and Title 24 requirements.  Material selection must be also included.  The plans must be ready so that when inspections are made by the local agencies during construction that the inspector knows of specific issues the agencies want for compliance.  We have had years of experience both currently and while working under other builders so that we have earned the respect of agencies we deal with in your construction project.

Planning and Organization

Finally, your builder must remain organized and on top of your whole project.  Quite honestly, it is our license and reputation that are on the line.  Therefore, we follow stringent guidelines and procedures to ensure that nothing is ignored or left out which could delay or jeopardize the outcome.  Yes, unforeseen obstacles do sometimes arise, yet a competent builder will do their utmost to ensure any such issue is kept to a minimum. Proper attention to preparation, selection of all materials, and follow-up ensure a smooth building schedule and timetable for our client.
